Growth north of Baton Rouge

Areas north of Baton Rouge have seen a growth in planned communities – Zachary, for example, a city 16 miles north of Baton Rouge, has a school system that has ranked first in the state for over 10 years straight, and families looking for a place to live have taken notice. Central, became the state’s newest city, the 13th largest city in the state, in 2005. The Central Community School District has also received accolades for their academics, teachers and health and safety of students. The growth of restaurants, shops and stores convenient to residential areas, along with an abundance of recreational activities, make these areas north of Baton Rouge a top choice for many families.

Here are a few of the newest neighborhoods:

Americana, Zachary

This is a master planned community where homes are fitted with front porches facing sidewalks to allow for visiting with friends and neighbors. Fishing ponds, a dog park, waterfront concert area, a YMCA with a pool and tennis courts and The Point, an enclosed meeting space where private and public events can be held seating up to 300 people and all within walking distance to residents. Plans are in the making for Provident Village, a senior living community featuring 92 units, including 50 assisted living and 42 memories care units.

Copper Mill, Zachary

Best known for its championship 18-hole golf course, Copper Mill brings together the finest in contemporary living with a blend of distinctive, regional architecture. The community has a swimming pool, a splash park, foot golf, playgrounds, tennis courts and onsite Palmetto Grill restaurant, serving snacks, hamburgers and drinks.

Central Square, Central

Referred to as the garden district of Central, Central Square is a mix of shops, restaurants, car wash, pharmacy, townhomes and garden homes around the central square courtyard area all within walking distance.

Twin Lake Estates, Central

Central’s newest subdivision off Denham Road offers homes with two stocked lakes to allow upscale living in a peaceful, serene setting. Twin Lakes has been planned to accommodate a wide range of home designs and home site options.

Magnolia Square, Central

The Village at Magnolia Square is a Traditional Neighborhood Development with homes beginning at $250 thousand. Many lots are alley loaded with garage access in the rear allowing for more usable area in the front yard. The development includes a town square with a popular restaurant, Stab’s Steak and Seafood, as well and retail and professional office space. A pool and pavilion allow homeowners to live, work and play in a walk able environment.

Redwood Lake, Zachary

A family-friendly community, these single-family homes range from 1,500 to 2,500 square feet and are in the Zachary School District. The neighborhood features lighted sidewalks and neighborhood lakes in addition to the convenience of nearby shopping, restaurants, neighborhood schools and churches.

The Bluffs, St. Francisville

The Bluffs County Club is an upscale suburban neighborhood located in St. Francisville along the golf course. It’s a 300plus home planned golf community. The golf course has a Country Club with a pro shop, fitness center, and an upscale restaurant, Palmer’s on the Bluff. The 19th Hole Bar and Grill offers casual meals. On the grounds is The Lodge, a hotel with one and two bedroom suites with full kitchens and a meeting facility.

Afton Villas is the newest townhome community in the Bluffs offering the lifestyle of country club and resort maintenance without the costly upkeep of a bigger home. Perfect for young families starting out or empty nesters scaling down.

Beaver Creek on the Plains, Zachary

An upscale golf and residential community nestled in Zachary. Golf and lake view home sites are available as well as custom building packages. Beaver Creek is a BREC golf facility and was recently voted top golf course n the state. The community shares a large playground and tennis and basketball courts and the Creekside Grill is available for lunch on the patio.
